Maintenance Request Procedure

ALL maintenance requests must be in writing unless it is an emergency. You may submit your request by fax at 734-422-2545, online at http://www.ipmllc.biz/ or by US Mail.
  • Maintenance requests will be processed by Independent Management LLC within 24 hours.
  • Your property supervisor will review all maintenance requests.
  • Maintenance requests that are forwarded to an outside contractor will be processed within 48 hours after the contractor receives the request.
To submit your request online:
  • Goto Independent Management LLC website: http://www.ipmllc.biz/
  • Mouse over "CONTACT US" on the menu to display the drop down.
  • Select "Maintenance Request" to open the maintenance request form.
  • Fill in all required fields.
  • When completed press the "Submit" button.
To submit your request by fax:
  • Provide the required information found on the online maintenance request form.
  • Fax the printed form to Independent Management LLC at 734-422-2545
To submit your request by US Mail:
  • Provide the required information found on the online maintenance request form.

EMERGENCY SERVICE - After hours emergencies are considered those that are causing or may cause damage to person or property such as a flood or water leak. After Hours Emergency Number: (734) 797-3434. Anything not an emergency will be charged $75 for contacting the emergency pager for non-emergency issues. Sprinklers running more then 2 hours, unless it is leaking into a unit is not considered an emergency.
